The proposed scheme is the next phase of the South Kirkby Business Park. The development, by Marshall Construction (West Yorkshire), is located on Data Drive, adjacent the A628 Hemsworth Bypass. The Business Park is already in development with five units complete.

The latest phase, for Commercial Development Projects Ltd, comprises of the construction of a new access road and three new industrial units (Units 6, 7 & 8). However, upon the rental/sale of Unit 8, a fourth Unit will be constructed. As part of the West Yorkshire Combined Authority’s Leeds City Region Enterprise Partnership, the scheme has been awarded a grant from the Local Growth Fund. The aim of the Enterprise programme is to accelerate development and deliver high quality employment floorspace. The Grant will support the growth of the Business Park, creating jobs through 45,000 sqft of commercial floorspace.

Any occupier of these premises may be offered incentives, i.e. Business Rates Relief, plus possible grants to contribute towards fitting out works, as this site has been allocated Enterprise Zone status.

Upon completion of this phase, approximately 4.75 acres of additional land will be available for further development.


The South Kirkby Business Park is located adjacent to the A628 Hemsworth Bypass which links the A1 and West and North Yorkshire with South Yorkshire. The site is situated less than 3 miles from South Elmsall railway station which delivers direct links to Wakefield, Leeds and Doncaster.

The A1 motorway is 5 miles from the site, providing direct access to junction 32A of the M62 motorway, delivering links to east and west.

Doncaster Sheffield Airport is 20 miles from the site and can be accessed in approximately 30 minutes.
